During the 2003- 2005 time frame, Douglas Realty Group (DRG) assembled 14 separate parcels of property (totaling 18 acres) and successfully rezoned the property from singe family residential to accommodate a 78,000 square foot grocery store and 25,000 square feet of small shop space. In 2005 the property was sold to the Kroger Company, and Douglas Realty retains the right to repurchase any and all surplus land for development.
Fishers Gateway Shops - Fishers, IN
This project involved obtaining jurisdictional approvals from the Town of Fishers on a 6+ acre parcel of land that was considered the “gateway” to the community. Located at the southwest quadrant of 116th Street and I-69, DRG worked with the Town to develop a mutually agreeable development plan that did not include “out-lots” and brought a well respected brand name hotel to the interchange. This project continues to remain well leased and the tenant base is performing well. This project is widely reconginzed as one of the best retail strip center developments in Central Indiana.
Kroger Center - Batesville, IN
In 2005, DRG worked with the Kroger Company on the relocation of a smaller grocery store they had in Batesville, IN. Douglas Realty delivered a pad ready site to Kroger for the development of a 78,000 square foot grocery store and then retained ownership in the 12,000 square feet of small shop space which is adjacent to the grocery. This project remains well leased and the tenants are performing well in the center.
Kroger Center - Indianapolis, IN (71st & Binford)
This is a project where DRG participated as a partner with the owners of the property who had begun negotiations with Kroger on the development of a new 78,000 square foot grocery and the re-development of 25,000 square feet of small shops which existed on the site. By no means was this a simple project, as it involved a complicated land assemblage, the approval of a “right in – right out” to Binford. Blvd by the City of Indianapolis, zoning approvals, the relocation of an existing business from one side of the site to another, and a host of other challenges. This project got underway in early 2008 – just prior to the bust of the real estate lending and retail development business. With DRG's involvement, we were able to successfully navigate through the development and eventual sale of a portion of the site to Kroger, as well as the successful re-development of 25,000 square feet of small shops which are now close to 100% leased – at very competitive rates. The success of this project was due in no small part to DRG's relationship with The Kroger Company, several key lending institutions, and other third party providers who participated in the project.
Noble Creek Shops - Noblesville, IN
Noble Creek Shops was a vacant Wal-Mart Center located in Noblesvile, Indiana’s growth retail corridor. The property had fallen into bankruptcy and DRG worked with the original lender on implementing a re-development plan for the property which included obtaining the necessary jurisdictional approvals to create a first class retail development – which was a vast improvement over the “broken” property that existed prior to DRG's involvement. The development included parceling the property to accommodate a free standing Walgreen’s (also developed by Douglas Realty) and breaking the former Wal-Mart space into smaller “mini-anchor” positions. The rear or “dead portion” of the building was converted into interior climate controlled self storage (known today as Noble Creek Self Storage) and that along with the other tenants in the center have contributed to a stable and successful real estate project.
